We're moving! Slightly, still within Austin but a little more central. As a consequence of various policies designed to encourage home ownership, we'd leave a ton of money on the table if we sold this house, so instead we're achieving the American dream of being minor landlords.
Specifically, the long side of the "buy a house" trade has barely worked, but the short side—fund it with low-interest 30-year debt—has done really well since January 2022. But the only way to monetize this gain is to hold on to the house.
(I was telling @amelapay not to worry about strangers occupying our home. I'm a Finance Platonist who believes that the true form of the house is a series cash flows, and that its physical existence is a low-dimension projection of a financial reality too beautiful to behold.)
